Whether a private/corporate relocation, or just wanting a change of scene, I understand how important it is to find you a home and settle you as quickly and smoothly as possible. I understand the importance of speed – finding a rental property quickly to help cut down your time out of the office and in this busy market place, getting you to see a property before it goes under offer.
For relocations, moving countries can be a hugely stressful and daunting process, with the processes for home finding, utility registration etc maybe different to what you’re used to. Whether you need help just with the property finding, or assistance finding the best schools for your children, or a focus with settling into London life, I will produce a home finding package bespoke to your needs.

A typical Home Finding (Renting) package (2-5 days)

Introduction Meetingwe will have a detailed needs analysis meeting via zoom/phone, to really understand you and your requirements – your commute, price, type of property, wants, dislikes etc. I can also advise on local London areas and market conditions. From this, I will put together a detailed brief which will form the basis of your rental search.

Property ResearchOnce the criteria has been agreed, using my local knowledge and network of contacts, I will research the most suitable properties available. I will also try to obtain properties to view that are not yet advertised on the open market.

Home Finding DaysI will create a shortlist of properties for us to view, and will offer guidance and advice throughout the day and after the viewings. We will aim to view 8-10 properties each day within 1-3 locations, depending on what is available on the market at that time. (if you prefer I can do these viewings for you and send videos over to you instead, or even organise an itinerary of properties for you to view independently.)

Negotiation/Lease reviewI will help you to assess the best options and advise on negotiating the terms of the rental to achieve the best possible price and lease terms. I can then review the lease for you, to check key terms and give (non-legal) advice on it.

Move in DayI can be by your side on the move in day to support you liasing with the landlord for any issues that arise, take the meter readings to pass onto the utility companies and to check the property for any damage.

Settling InI can help you settle into your local area and advise you on the many registrations needed to get your life up and running. My aim is to help make you settle in as quickly as possible. The scale of these services can vary - it could simply be a settling in 'welcome pack' giving you all the numbers/information you require, or it could be meeting in person to 'talk and walk' you through it. Additional partner support can be provided too as part of your package.

Orientation Tours
An orientation tour is designed to assist you in choosing an area in which you may wish to live in or invest in. I will listen to your needs and suggest the best locations to suit you, whether you are looking for family friendly locations or vibrant, party areas!

I can show you around 2-4 locations, pointing out areas of relevance to you and your family.

I can arrange a few viewings of different properties so you can understand rental prices and assess what each area can deliver against your budget.

I can show you schools, public transport, parks, supermarkets, local amenities and anything else that you may require.
One day at the start of the process or prior to your move, can help you make a decision based on experience rather than a decision based on limited information you find online.
School Search
London education offers many options for you – there are local state schools or grammar schools, or you could select a private school, a bilingual school or an International School! It all depends on your budget, as well as the availability of places/entrance requirements at the school. I understand how important securing a place within a suitable school is to your home search, and how it is important to co-ordinate the school search and property finding together, so that you find the best school with a property that is close by.
I can help explain the school system and admission process, select the most suitable schools with you and assist you with your applications. My help can be ½ day – 3 days depending on the level of support required.
Pet Relocation
I understand how important a smooth move for your pets is!

Relocating them is not always an easy process, especially in London where in many purpose-built apartments, even if the landlord is pet-friendly, you may find your pet is not allowed due to covenant in the building's head lease.
​
I will organise viewings of only pet friendly properties, will help make sure you comply with all the regulations and that your pet has as smooth a transition as possible.
Being a dog lover myself, I can advise on dog-friendly areas to live, places to walk your dog, pet friendly cafes, vets, dog walkers, dog sitters etc
Partner Relocation Support
As part of your settling in, I can offer one-to-one partner support to help ensure your partner has as comfortable a transition as possible.

Whether its practical help with domestic services, doctors registrations, national insurance tax, kids clubs, (football, gymnastics, ballet, drama, climbing, rugby, street dance - the list is endless), fitness classes, gyms etc for them, or social network groups - I will make sure they feel welcomed, supported and excited about their move.

I charge by the day- so you're only paying for the work that I do and for the support you require.

A typical 3.5 day home search relocation/rental property search package would include:
- 1 day research
- 2 day property tour (up to 2-4 locations)
- Negotiating the price
- Checking the lease.
Additional days required for further viewing tours or for settling in support.
